House Rules

§ 1. General provisions

1. These House Rules define the terms of use of Apartment No. 14 by the Photographer (hereinafter: “Apartment” or “Property”).
2. Making a reservation and checking in constitutes acceptance of these House Rules.
3. The Apartment is intended for a maximum of 2 guests only.
4. The minimum stay is 4 nights.
5. The Property is privately operated.

§ 2. Check-in and check-out

1. Check-in: from 16:00. The Apartment is handed over via self check-in 24/7. The access code (gate and keys) is sent once the Apartment is ready.
2. Check-out: until 09:30.
3. Other check-in/check-out times are possible only by prior arrangement and subject to availability.
4. The technical room is not accessible to guests.

§ 3. Booking, deposit and cancellation

1. A booking inquiry sent via the website form does not constitute confirmation of the dates — availability is confirmed individually by the Owner by email or phone.
2. A confirmed reservation requires a deposit, the amount of which depends on how far in advance the booking is made relative to the planned arrival: more than 4 weeks before arrival — a 30% deposit of the stay value; 2 to 4 weeks before arrival — a 50–70% deposit of the stay value; less than 2 weeks before arrival — full payment for the stay in advance.
3. The deposit (or the full stay amount, where applicable) must be paid within 2 days of the date the Owner sends the offer / booking confirmation message. Failure to pay within this deadline results in cancellation of the reservation without further consequences for either party, and the provisionally held dates may be offered to other guests.
4. The guest pays the remaining balance no later than 3 days before the planned check-in. Sending the access code (self check-in) is conditional on the full stay amount being credited.
5. If the guest cancels the stay after paying the deposit, the deposit is non-refundable, unless the Owner is able to rent the Apartment to another guest for the same dates — in which case the deposit is refunded, less any costs incurred by the Owner.
6. If the reservation is cancelled for reasons attributable to the Owner (e.g. a breakdown or unforeseen event), the deposit paid is refunded in full.

§ 4. Rules of use

1. The guest undertakes to use the Apartment for its intended purpose, with due care and respect for the property.
2. The Apartment is equipped with a full kitchen, washing machine, Smart TV, fast fiber Wi-Fi 6, smoke, CO and leak sensors, a fire extinguisher and a first-aid kit.
3. Guests may use the private patio (terrace furniture available seasonally).
4. No cleaning or product replenishment is provided during the stay – this ensures full guest privacy.
5. A small welcome package is prepared for the start of the stay (Dolce Gusto capsules, laundry capsule, shower gel, shampoo, toilet paper). The package is not intended for the entire stay.
6. Towel change for stays longer than 7 nights is possible only by prior arrangement of a mutually suitable time.
7. Guests may use their own bedding/towels – please notify us in advance.

§ 5. Prohibitions

The following are strictly prohibited in the Apartment and on the premises:

1. Smoking (including e-cigarettes and tobacco products).
2. Organising parties, loud social gatherings or events beyond normal residential use.
3. Bringing pets.
4. Hosting more people than declared at the time of booking (max. 2 guests).

§ 6. Quiet hours and respect for neighbours

1. The Apartment is located in a terraced building.
2. Guests must maintain quiet and respect neighbours’ privacy, especially during night hours.
3. Behaviour that causes nuisance to other residents of the property is prohibited.

§ 7. Parking and premises

1. Guests are entitled to free, monitored parking on the gated premises (passenger cars only).
2. Entry to the premises requires authorisation (code).
3. We accept no responsibility for vehicles or items left in the parking area or on the premises.

§ 8. Liability

1. The guest bears full material responsibility for any damage, destruction or loss of Apartment equipment caused by the guest or accompanying persons.
2. The Owner accepts no responsibility for items left unattended in the Apartment or on the premises.
3. In the event of a breach of these House Rules (especially the prohibitions in § 5), the Owner reserves the right to terminate the rental agreement immediately without refund and to claim compensation.

§ 9. Final provisions

1. Any comments, requests or problems should be reported immediately.
2. The Owner reserves the right to amend these House Rules. The current version applies from the moment of publication or delivery to the guest.
3. Matters not covered by these House Rules are governed by the provisions of the Civil Code.
